The average price of homes sold in September was $271,010, a 1.9% increase from August and a 6.6% year-to-date decrease. The average Days-on-Market (DOM) was 114 days. There were 41 homes sold in the month of September.

Hanover County average home sale prices declined steadily since the beginning of 2008 as showing in the graph below. However average prices have moderated in recent months as average prices moved across the trend line...a positive sign for the months to come. In September we saw the average price increase slightly over August averages but we still held solid above the trendline. The chart below shows a bottoming of prices in Hanover County throughout 2009 with a strong sideways trend throughout 2010.
Just as important and possibly an even better guage of the health of the local real estate market is the average price per square foot. In the chart below you can see the obvious decline in sold price per square foot since January 2008 for homes for sale in Hanover County, VA. But price per square foot surged in April to averages unseen since January 2009. This is an extremely encouraging sign but was likely influenced by the expiration of the federal Homebuyer Tax Credit on April 30. Prices since have moderated to recent averages.
