King William County Home Sales by Subdivision-February 2010

There are currently 179 homes for sale in King William County, Va.  The average listing price was $235,817 and the average price of homes sold in February was $190,801, virtually unchanged from January. The average Days-on-Market(DOM) for a home was 121. There were 10 homes sold(closed) in the month of February.

The chart below show the average sold price for homes in King William County, Va since 2008.  As expected prices have steadily dropped through 2008 and 2009. However we are seeing a reversal of the that trend in late 2009 and into 2010. This is evident by the sales line crossing over the long term trend line in December 2009. The average sales price dropped slightly in February but the trend held. We expect March and April sales to be strong.

Eastern/Northern Henrico County, Va Homes Sales Report-February 2010

There are currently 825 homes for sale in Eastern and Northern Henrico County, Va.  The average listing price for homes for sale in February was $188,820. The average price of homes sold in February was $145,019. The average Days-on-Market(DOM) was 96. There were 63 homes sold(closed) in the month of February, a 54% increase from January.

Below is the chart showing the average sold price in Eastern and Northern Henrico County from 2008 forward. As you can see- price have steadily declined since May 2008. The red trendline shows a downward trend. But in October 2009 we broke through that trend line to the upside and prices have moderated a bit since. We think this is a direct correlation to the homebuyer tax credits. The enormous amounts of snow in February really put a clamp on home sales. As a result we saw a brief slip in sale prices but fully expect that number to recover in March and April. 

East End/Northside Henrico County, VA Average Home Sale Prices

The Chart below shows the Average Price per Square Foot for homes sold in Eastern and Northern Henrico County, VA. As expected, the trend dropped from 2008 to 2009 but has moderated ever since. We believe first-time homebuyers quickly buying homes in the inexpensive East End of Henrico County is primarily responsible for this moderation.  We expect a tick up in coming months as first-time homebuyers quickly try to complete sales before the April 30, 2010 expiration of the HomeBuyer Tax Credit.

West End Henrico Home Sales by Subdivision- February 2010

There are currently 903 homes for sale in the West End of Henrico County, Va, that's over 100 more than January.

The average listing price for homes for sale in February was $348,719.  The average price of homes sold in February was $279,281, virtually unchanged from January. The average Days-on-Market(DOM) was 87 days. There were 79 homes sold in the month of February.

The West End of Henrico County has historically been one of the bright spots in Richmond, Va real estate. But since the beginning of 2008, prices have steadily declined like much of the state. Average prices have declined $78,341, or 22%, since January 2008. But in recent months, tax credits have helped move sales and prices up. This is evident as the sales line crossed the trend line in the chart below.  We look for sales and prices to continue to improve in the coming months.

West End Henrico County Average Home Sale Prices

Just as important and likely an even better gauge of the health of the local real estate market is the average price per square foot. As you can see in the graph below- it is painfully obvious that we have seen a significant drop in price per sq foot of 17.7% since January of 2008. This of course has created hundreds of opportunities for buyers to buy at prices not seen in several years.

Hanover County, Va Homes Sales by Subdivision February 2010

There are currently 710 homes for sale in Hanover County, Va.  The average listing price for homes for sale in Hanover County, VA was $281,766 for February. The average price of homes sold in February was $269,128, a 4.5% drop from January. The average Days-on-Market(DOM) was 106 days. There were 29 homes sold in the month of February.

Hanover County average home sale prices have declined steadily since the beginning of 2008 as showing in the graph below.  Average home sale prices have declined by $55,056 since January 2008... a 17% decline. Average prices have moderated in recent months as averages prices moved across the trend line...a positive sign for the months to come. It will be important to see how prices maintain the trend in coming months.

Hanover County Va Average Real Estate Sales

Just as important and possibly an even better guage of the health of the local real estate market is the average price per square foot. In the chart below you can see the obvious decline in sold price per square foot since January 2008 of 13.3%.
