Investors to the Rescue: Highland Park Blooms After the Bust

Before the housing collapse, the Highland Park neighborhood of Richmond, VA was going through a makeover. One of six Richmond, VA area neighborhoods selected to be part of the Neighborhoods in Bloom program, Highland Park saw an extensive rise in property values. But as the collapse hit the rest of the country, Highland Park was hit exceptionally hard. Vacant homes with boarded windows began to rise as a foreclosure wave forced homeowners to flee. 

Investors to the Rescue

But over the past few months...we are starting to see investors buying where no one else is. Buying to rent and buying to renovate and sell. Investors rarely get credit for the important role they play in the housing market and in the economy as a whole. Investors are helping banks clear their inventory of foreclosed homes...homes that otherwise would sit vacant, boarded and rotting.

In the month of July there were 14 active foreclosures, 12 pending foreclosures and 5 sold in Highland Park. That's more than 50% of the vacant homes that were moved off the market last month...most primarily by investors.

 

 

Highland Park Blooms After the Bust

Here are a few homes recently renovated by investors....these are homes that were sitting vacant and ready for someone to bring them back to life...bringing the neighborhoods back to life.

There are currently 959 homes for sale in the West End of Henrico County, Va.  The average listing price for homes for sale in the West End of Henrico County, Va was $333,310 for July. The average price of homes sold in July was $343,415, a 4.0% increase from June. The average Days-on-Market(DOM) was 87 days. There were 139 homes sold in the month of July.

Average home sale prices in the West End of Henrico County, VA  have been increasing in recent months. You can see on the chart below that prices have been increasing in 2010. Average home sale prices crossed the trend line in March and have trended upward ever since. This is a solid show of strength and is is an extremely bullish signal for the months to come.

This graph supports the findings of the chart above. 2010 is showing promise as the price per square foot has increased steadily. June proved to be another month of increasing prices and is yet another bullish sign for the overall market.

There are currently 866 homes for sale in Hanover County, Va.  The average listing price for homes for sale in Hanover County, VA was $351,162 for July. The average price of homes sold in July was $269,746, a 2.7% decrease from June. The average Days-on-Market (DOM) was 108 days. There were 51 homes sold in the month of July.

Hanover County average home sale prices declined steadily since the beginning of 2008 as showing in the graph below.  However average prices have moderated in recent months as average prices moved across the trend line...a positive sign for the months to come. In June we saw the average price decrease slightly over May averages but we still held solid above the trendline.  The chart below shows a bottoming of prices in Hanover County throughout 2009 with some sideways price trending so far in 2010.

Just as important and possibly an even better guage of the health of the local real estate market is the average price per square foot. In the chart below you can see the obvious decline in sold price per square foot since January 2008  for homes for sale in Hanover County, VA. But price per square foot surged in April to averages unseen since January 2009. This is an extremely encouraging sign but was likely influenced by the expiration of the federal Homebuyer Tax Credit on April 30. Prices since have moderated to recent averages.
