Hanover County, Va Homes Sales by Subdivision- May 2010

here are currently 908 homes for sale in Hanover County, Va.  The average listing price for homes for sale in Hanover County, VA was $358,506 for May. The average price of homes sold in May was $267,369, a 5% decrease from April. The average Days-on-Market(DOM) was 107 days. There were 86 homes sold in the month of May.

Hanover County average home sale prices declined steadily since the beginning of 2008 as showing in the graph below.  However average prices have moderated in recent months as average prices moved across the trend line...a positive sign for the months to come. In April we saw the average price increase 11% over March averages as the expiration of the Homebuyer Tax Credit pushed up prices. But in May we saw a return to the average as prices reduced 5% from April. The chart below shows a bottoming of prices in Hanover County throughout 2009 with some sideways price trending so far in 2010.

 

Just as important and possibly an even better guage of the health of the local real estate market is the average price per square foot. In the chart below you can see the obvious decline in sold price per square foot since January 2008 of 13.3% for homes for sale in Hanover County, VA. But price per square foot surged in April to averages unseen since January 2009. This is an extremely encouraging sign but was likely influenced by the expiration of the federal Homebuyer Tax Credit on April 30.
